Local Authorities
Allocations, differential rent, HAP, voids, and reporting for the 31 councils.
Learn more →Rentalize turns a live portfolio into board-ready reporting and statutory returns, and puts an AI colleague on top of the same data. Arrears, voids, cash flow, compliance status and scheme returns come from one system, so the number in the board pack is the number in the platform.
Property management reporting software turns tenancy, payment, maintenance and compliance records into the numbers an owner, board or regulator asks for. Rentalize ships more than 50 board-ready reports on every plan, adds predictive cash-flow forecasting, tenant-risk scoring and void-cost analytics, and produces the Irish and UK statutory returns natively: RTB and rent-cap reporting, BER and S.I. 137 standards, NOAC performance indicators, Part V delivery, SI 199 client money and Making Tax Digital. Every report exports to branded PDF or CSV, and Talia, the AI colleague, answers questions from the same live data with citations and a full audit trail.
Maintained by Rentalize, a Dublin-based property management software company (CRO 765596) whose platform is used across Ireland and the UK by private landlords, letting agents, property management companies, developers and funds, local authorities and approved housing bodies. Written against the Rentalize Core feature matrix, and the Irish and UK statutory reporting duties it implements. Last reviewed August 2026.
That claim is scoped on purpose. Globally, platforms such as AppFolio, Yardi and MRI run large AI and analytics stacks, and we say so on our comparison pages. The claim here is about software built for Irish and UK rental regulation, and it rests on four things a general-purpose platform does not do.
RTB registration and rent-review reporting, RPZ successor and HICP rent-cap calculation, BER and S.I. 137 minimum standards, NOAC performance indicators, Part V delivery, SI 199 client money and Making Tax Digital. These are built in, not exports you reconcile by hand.
Talia runs on Anthropic, OpenAI or Gemini, and can run on a self-hosted model. Most platforms lock you to one vendor's assistant. For a local authority or an approved housing body with a procurement policy on AI, being able to choose is the difference between adoption and a blocked business case.
No tenant data is used for AI model training. Every AI action is written to an audit trail, with permission modes controlling what the assistant may do. From 2 August 2026 EU AI Act deployer duties apply to firms using AI on tenant-facing decisions, and those logs are what an evaluator asks for.
The full business intelligence suite, the compliance engine and Talia are on all four plans, including Essential. Reporting depth is commonly gated behind higher tiers elsewhere. Compare what each plan includes on the pricing page.
Every item below is included on all four plans.
Reporting is not one need. What a fund board wants and what a housing regulator wants are different documents from the same data.
| Operator | What they are asked for |
|---|---|
| Private landlords | Rental income and expense summaries, Making Tax Digital quarterly figures, arrears position, certificate expiry |
| Letting and estate agents | Landlord statements, client money reconciliation under SI 199, branch and negotiator performance, pipeline |
| Property management companies | Owner reporting packs, arrears and aged debt, maintenance spend by property, contractor SLA performance |
| Investors, funds and developers | Yield and equity tracking, void cost, predictive cash flow, portfolio health scoring, asset level performance |
| Local authorities and approved housing bodies | NOAC performance indicators, Part V delivery, differential rent and HAP scheme reporting, allocation audit trails |
| Student accommodation and hotel assets | Academic year occupancy cycles, seasonal void analysis, revenue per unit |
A report tells you what you asked for. Talia is for the question you did not know to ask, and it queries your live portfolio on every request rather than recalling anything from training data.
Answers come from your records and your knowledge base, with the source cited so a figure can be checked rather than trusted.
A portfolio briefing each morning covering arrears movement, expiring certificates and tenancies reaching a statutory date.
Search by meaning across tenancies, documents and correspondence rather than by exact keyword.
Talia drafts emails and creates tasks, and every action that changes a record needs human confirmation. Permission modes set the limits.
More detail on the AI layer is on the AI property management page.
Software that turns tenancy, payment, maintenance and compliance records into the reports an owner, board, lender or regulator asks for. The useful test is whether the statutory returns for your market are produced natively, or whether you export to a spreadsheet and rebuild them by hand each period.
More than 50 board-ready BI reports, on all four plans including Essential, alongside a live KPI dashboard. Every report exports to branded PDF or CSV.
Yes, natively. RTB registration and rent review reporting, rent cap calculation under the rules in force from 1 March 2026, BER and S.I. 137 minimum standards, NOAC performance indicators, Part V delivery, and differential rent, HAP and cost rental scheme reporting.
Yes. Making Tax Digital quarterly income and expense summaries, Renters' Rights Act and Section 8 compliance tracking, PRS Database status and Decent Homes auditing. Rules are applied based on where each property sits, so a portfolio spanning both markets runs from one system.
No. Talia works inside the same permissions as the person asking, every action is written to an audit trail, and no tenant data is used to train a model. You also choose the engine, including a self-hosted model.
Yes. The business intelligence suite, the compliance engine and Talia are included on all four plans. The gated areas are the landlord portal and client money from Growth, case management from Professional, and student accommodation and the API on Enterprise.
A demo runs against a portfolio shaped like yours, so you can see the reports your board or regulator actually asks for rather than a generic dashboard.
