Why we can say "most powerful", and where we do not

That claim is scoped on purpose. Globally, platforms such as AppFolio, Yardi and MRI run large AI and analytics stacks, and we say so on our comparison pages. The claim here is about software built for Irish and UK rental regulation, and it rests on four things a general-purpose platform does not do.

Statutory returns as first-class reports

RTB registration and rent-review reporting, RPZ successor and HICP rent-cap calculation, BER and S.I. 137 minimum standards, NOAC performance indicators, Part V delivery, SI 199 client money and Making Tax Digital. These are built in, not exports you reconcile by hand.

Choose your own AI engine

Talia runs on Anthropic, OpenAI or Gemini, and can run on a self-hosted model. Most platforms lock you to one vendor's assistant. For a local authority or an approved housing body with a procurement policy on AI, being able to choose is the difference between adoption and a blocked business case.

Your tenant data does not train a model

No tenant data is used for AI model training. Every AI action is written to an audit trail, with permission modes controlling what the assistant may do. From 2 August 2026 EU AI Act deployer duties apply to firms using AI on tenant-facing decisions, and those logs are what an evaluator asks for.

Reporting is not a premium upsell

Can the AI see data a user is not allowed to see?

No. Talia works inside the same permissions as the person asking, every action is written to an audit trail, and no tenant data is used to train a model. You also choose the engine, including a self-hosted model.
