AI property management software is a rental management platform that uses artificial intelligence to read your live portfolio data, answer questions about it, and carry out routine admin. The difference from a generic chatbot is that it queries your own database on every request, so arrears, compliance status and tenancy dates are current rather than recalled from training data. In Ireland and the UK, the versions worth buying also encode local tenancy law, because rent caps, notice periods and registration duties are statutory.

Rentalize AI is the artificial intelligence layer inside the Rentalize platform. It has three parts: Talia, the conversational assistant that answers portfolio questions and drafts communications; Rentalize Select, which scores tenant applications for housing bodies, councils and agents; and continuous compliance monitoring that flags expired certificates, overdue RTB registrations and missed rent reviews. All of it runs on your own data, and any action that changes a record waits for you to confirm it.

For Irish landlords, agents and housing bodies the deciding factor is whether the software encodes Irish tenancy law rather than adapting a US product. Rentalize was built for the Irish market and handles RTB registration, rent review limits under the 2026 national cap, Part 4 rights, deposit protection and certificate expiry natively, with AI on top of that data. Other Irish-facing options include TenantSync for RTB tracking. US platforms such as AppFolio and Buildium have stronger AI budgets but no Irish statutory logic.

Yes, provided it tracks the 2026 rule changes. Section 21 no-fault possession ended on 1 May 2026, so possession now runs through evidenced Section 8 grounds. Making Tax Digital for Income Tax began on 6 April 2026 for landlords above the £50,000 threshold, requiring digital records and quarterly updates. Rentalize keeps the records behind both: UK case types for arrears, anti-social behaviour and disrepair on Professional and above, and rent and categorised expense records with CSV export on every plan. Only software on the HMRC recognised list can submit directly, and Rentalize is not on it. Rentalize records rent and categorised expenses per property and exports them as PDF or CSV, and Talia can pull those figures on request, so you or your accountant can make the submission using recognised software. No, and the products that claim it tend to underdeliver. What AI removes is the lookup and retyping layer: finding which certificates expired, totalling arrears, drafting the same four emails, checking whether a rent increase is lawful. Judgement calls, disputes, viewings, contractor relationships and anything that goes to the RTB or a tribunal stay human. In practice teams report managing more units with the same headcount rather than reducing headcount.

Not in Rentalize. Tenant names, rent amounts and compliance records are queried for your request, returned to you, then discarded. They are never retained for model training. Memory is encrypted at rest in line with GDPR Article 32, PPS numbers, bank details and passwords are not stored, and multi-tenant isolation is enforced at every tool call so the assistant can only ever see your own company's data.

In Rentalize, no. Talia is agentic, meaning she can perform actions rather than only answer questions, but every write is gated. When she creates a task, logs a payment, sends an SMS or updates a ticket she shows a preview of exactly what will change, and you click Confirm or Cancel. Every question and every action is logged per user and per company with a retention period your administrator sets.

Your choice. Rentalize AI can run on Anthropic, OpenAI, Google Gemini, or a self-hosted local model inside your own infrastructure. The provider and model are set by your account administrator. Your platform data is stored in the EU either way; when you choose a hosted engine, the prompts Talia needs are processed by that provider, and a self-hosted model keeps that processing on infrastructure you control. This matters for local authorities and approved housing bodies that need data to stay within a named jurisdiction.

Talia is included on all four Rentalize Core plans, including Essential, so there is no separate list price for the AI on its own. What you pay depends on the plan, your portfolio size and your staff accounts. Across the Irish and UK market, AI-inclusive property management software generally runs from about €20 per month for very small portfolios to several hundred for agency and housing body deployments.
