Irish and UK rental law diverged sharply in 2026. Software written for one market gets the other wrong. Rentalize AI runs both rule sets, and applies the right one per property.
Irish landlords answer to the Residential Tenancies Board. Rent increases in a Rent Pressure Zone are capped by formula, tenancies must be registered annually, and Part 4 rights accrue on a statutory clock. 2026 changed UK letting more than any year since 1988. Section 21 no-fault possession ended on 1 May 2026, so every possession claim now runs through a Section 8 ground and has to be evidenced. Making Tax Digital for Income Tax started on 6 April 2026 for landlords with property and self-employment income above £50,000, which means digital records and quarterly updates instead of one annual return. Rentalize AI tracks both.

Rentalize keeps the digital records and quarterly summaries that Making Tax Digital requires. Rentalize is not currently on the HMRC recognised software list, so the submission itself is made by you or your accountant from those records.
Most tools marketed as AI in 2026 are a chatbot bolted onto a help centre. These six questions separate those from software that actually does the work.
Ask it what your current arrears total is. A tool that cannot answer is a documentation search box. It should query your database on every request, not recall what was true when it was last indexed.

Judgement calls, disputes, viewings, contractor relationships and anything that goes to the RTB or a tribunal stay human. In practice teams report managing more units with the same headcount rather than reducing headcount.

Rentalize is priced per seat with modules enabled per plan, and the AI Assistant module is included on plans that carry it. Pricing depends on portfolio size and which modules you need, so there is no single list price for the AI on its own. Across the Irish and UK market, AI-inclusive property management software generally runs from about €20 per month for very small portfolios to several hundred for agency and housing body deployments.
