Rentalize is the operating system used by Irish Local Authorities, Approved Housing Bodies, the Land Development Agency, and private operators to administer affordable housing schemes. This page lets you size the cost for your organisation across four published plans, the eight schemes we support, and the discount structure for non-profit and multi-scheme operators.

Who Rentalize is built for

Local Authorities running differential rent, HAP, RAS, and homeless services. Approved Housing Bodies managing cost rental, social housing, and supported accommodation. The Land Development Agency running cost rental and affordable purchase at scale. Build-to-rent developers, student accommodation providers, and large private portfolios that need a single platform across their entire lettings, applications, and tenancy operation.

What is included in every plan

Unlimited applicant accounts. Unlimited public-facing application portal. GDPR compliant. EU hosted on AWS Dublin. SSO and Microsoft Entra ID integration. Differential rent and HAP calculation engines. Document management with automated retention. Reporting, audit logs, and exportable data. Implementation, training, and Irish-based support. There are no per-application fees, no per-property fees, and no charges for additional applicant users.

The four published plans

Starter at €12,000 a year covers one housing scheme, three admin seats, and up to 250 applications a year. Built for small Local Authorities and smaller AHBs. Professional at €24,000 a year covers three schemes, ten admin seats, and 1,000 applications a year. The most common plan for mid-sized Local Authorities and AHBs with diversified scheme portfolios. Enterprise at €48,000 a year is unlimited schemes, twenty-five admin seats, and 5,000 applications a year, with priority support and a dedicated success manager. Custom covers Local Authorities at full county scale, the LDA, and large multi-tenure operators where pricing is sized against the unit count and scheme complexity.

Schemes Rentalize supports out of the box

Housing Assistance Payment (HAP), Cost Rental under the AHB and LDA models, Affordable Purchase under the LAAPS and First Home schemes, Social Housing under SHIP and CAS, differential rent across all 31 Local Authorities, Choice Based Letting, RAS, Long Term Lease, Homeless and Emergency Accommodation, Tenant Purchase, Mortgage to Rent, and supported accommodation programmes for older people and people with disabilities.

Built-in discounts

A 15 percent discount applies for Approved Housing Bodies on every plan. Multi-year commitments attract a further 5 percent at 24 months and 10 percent at 36 months. AHBs that consortium-purchase together share a 20 percent group discount. There is a 90-day pilot programme for first-time Local Authority buyers with full deployment, training, and migration support included at the pilot rate.

All Rentalize plans fully support Cost Rental scheme management, including income band verification (€66,000 net for Dublin, €59,000 elsewhere), tenant application processing, document collection, waitlist management, and lottery allocation tracking. The software meets all Housing for All requirements for Cost Rental delivery.

Yes. All Approved Housing Bodies and registered non-profit housing organisations qualify for a 15% discount on any plan. This can be combined with multi-year commitment discounts (10% for 2 years, 20% for 3 years) and the early adopter discount (25% for the first 10 customers in 2026).

Rentalize includes full LAAPS features: income eligibility calculations, first-time buyer verification, Help to Buy integration tracking, mortgage approval monitoring, lottery selection for oversubscribed schemes, and complete audit trails for appeals. All features comply with the Affordable Housing Act 2021 requirements.

Yes. Rentalize offers a 90 day paid pilot programme at 50% of the quarterly cost. This allows Local Authorities and AHBs to test the software on one scheme before committing to a full contract. If successful, the pilot converts to a standard contract with no additional setup fees.

No. All Rentalize plans include unlimited applicant accounts with no per-application fees. The only additional costs are optional add-ons for extra schemes or admin seats, and the one-time setup fee. All pricing is transparent and provided upfront.

Yes. You can upgrade from any plan to a higher tier at any time. The cost difference is pro-rated for the remainder of your contract period. Downgrades are handled at contract renewal. Your data and configuration are preserved during any plan change.
