Rentalize VS TenantCloud

Rentalize vs TenantCloud

Do small Irish landlords who adopt TenantCloud stick with it long term? TenantCloud is the cheapest credible way off a spreadsheet, from around 18 US dollars a month, and for one or two units it does the job. What tends to end the relationship in Ireland is not price or usability, it is the first RTB deadline, the first rent review under the 2026 cap, or the first HAP tenancy, none of which the product covers.

FAQ

Common questions

Often not, and usually for a specific reason rather than dissatisfaction with the software. TenantCloud handles the everyday admin well at a low price. What it does not do is register a tenancy with the RTB, work out the maximum rent under the cap in force from 1 March 2026, produce a valid rent review notice, or handle HAP. Landlords tend to move when one of those becomes urgent, or when the portfolio grows past the point where doing it by hand is safe.
Possibly, and we would rather say so. Rentalize 360 is the tier built for 1 to 50 units, but if you own two properties, are comfortable with RTB registration and rent review rules, and want the cheapest tool that works, TenantCloud is a reasonable choice. The calculation changes once compliance risk or unit count grows.
TenantCloud starts around 18 US dollars a month and stays low as the portfolio grows. Rentalize Core starts at EUR 199 a month. The gap is real; what closes it is the compliance work you would otherwise do yourself, and the cost of getting an RTB deadline or a rent review notice wrong.
No. Neither is supported. Both are core to Rentalize, along with S.I. 137 minimum standards, BER certificate expiry and HAP.
Yes. Properties, tenancies, contacts and documents migrate, and migration runs as a scoped programme. You do not need to be at a particular size to move.
