Is Buildium too US-centric for small to mid Irish letting agencies? Buildium is a mature, well-regarded platform built for American property management companies, and for that market it is a strong product. The friction in Ireland is not quality, it is jurisdiction: the accounting, the tenancy model, the screening and the compliance calendar are all built around US practice. Rentalize is built the other way round, starting from the Residential Tenancies Act and the PSRA rulebook.

Common questions

For most Irish agencies, yes, and the reason is structural rather than a criticism of the product. Buildium is built around US accounting, US tenant screening and US tenancy law. In Ireland you would still register tenancies with the RTB yourself, calculate the rent cap yourself, run client money to SI 199 outside the system and handle HAP manually. That is a lot of process to carry alongside a subscription.
No. Neither is supported, because neither exists in the market Buildium was designed for. Both are built into Rentalize, including the rent review notice and the RTB copy that must be filed the same day under the rules in force from 1 March 2026.
At the entry tier the headline number is lower, from around 62 US dollars a month for up to 150 units against EUR 199 for Rentalize Core Essential. Compare the total honestly though: if Buildium leaves you doing RTB registration, rent cap calculation, client money and HAP outside the system, the saving is a subscription line, not an operating cost.
For a US portfolio, most things relevant to that market. It has a long track record, deep US accounting, an established partner ecosystem and a large support organisation. If you manage property in the United States we would genuinely point you there rather than at us.
