Rentalize VS Re-Leased

Rentalize vs Re-Leased

Is Re-Leased a better long term choice than newer platforms for Ireland? Re-Leased is a serious, established platform. Founded in 2012 and headquartered in London, it operates in Ireland, bills in euro, and its data model is genuinely commercial-lease-first: rent reviews, CPI-linked escalations, percentage rent, outgoings apportionment and multi-entity ownership. If your portfolio is commercial, that depth is hard to beat. The question is which asset class you actually run, because Rentalize is built residential-first around Irish and UK tenancy law.

FAQ

Common questions

If your portfolio is commercial, quite possibly. Re-Leased has been operating since 2012, works in Ireland, bills in euro and has a commercial-lease data model that a residential platform cannot match. If your portfolio is residential, the calculation reverses: you would be buying commercial depth you do not use, and still handling RTB registration, the rent cap, HAP and Part V outside the system.
Not natively, and that is a reasonable design decision on their part. Commercial leases sit outside the RTB regime entirely, so a commercial-first platform has no reason to build RTB registration, rent cap calculation or HAP workflows. Rentalize builds those because residential Ireland is its market.
Look at where the complexity and the risk sit. If the commercial leases are complex and the residential units are few and simple, Re-Leased is the stronger base. If the residential side carries the regulatory exposure, RTB deadlines, rent caps, minimum standards and scheme reporting, Rentalize is, and it will still hold the commercial units.
It is a fair question to ask any vendor. The Rentalize platform has been in production with an Irish local authority since 2022 and the company, Rentalize Software Limited, was incorporated in June 2024, CRO 765596. The platform runs 20,000 to 50,000 properties for a single client and is architected to 1 million, so scale is not the constraint. Ask both vendors for reference customers in your asset class.
Re-Leased is custom-quoted. Rentalize Core publishes its plans openly, from EUR 199 a month. Neither approach is wrong, but one lets you budget before a sales conversation.
