Common questions
For mid-market Irish and UK operators, yes. For a large housing association running asset management, enterprise finance and a full social housing suite, MRI is the more complete product and Rentalize is not a like-for-like replacement. Rentalize is built for 50 to 5,000 units, where an enterprise suite is usually more system than the team can run.
Three specific things. You choose the AI engine rather than being locked to the vendor assistant. Tenant data is not used to train AI models, and every AI action is audited, which matters for EU AI Act deployer duties from 2 August 2026. Reporting is not gated: the BI suite, compliance engine and Talia are on all four plans, where modular suites often put reporting behind a further licence.
Scale, breadth and track record. MRI has housing asset management, deeper finance, a long list of public sector references and an established procurement route. It has been embedded in UK and Irish social housing for years through Castleton and Orchard. Rentalize is a 2024 company running a platform that has been live with a local authority since 2022. If your requirement is an enterprise suite, MRI will meet more of it.
Not today. Those are not shipped features and we will not claim them. What is real for Irish housing bodies is HAP, RTB compliance automation, the Irish compliance engine covering rent reviews, rent caps, BER and safety certificates and Part 4, and the published differential rent and HAP calculators. If statutory returns are a hard requirement now, MRI is the safer answer.
