RTB Login: How to Sign In to the RTB Online Portal

Rentalize is not the RTB and is not connected to the Residential Tenancies Board. You cannot log in to the RTB here. This is an independent guide. To sign in, use the RTB's own sites:

The RTB runs two separate online systems with two separate logins. This guide explains which one you need, how to create and verify an account, what you can do once you are in, and what to do when a login or a tenancy record will not work.

Landlords and letting agents log in to the RTB at portal.rtb.ie, the RTB's Tenancy Registration Account, using the email address and password they chose when they created the account. That is where you register a new tenancy, complete each annual registration, update the rent or tenants, and pay the fee. To create an account as an individual you need your full name, your PPS number and date of birth (or a valid ID and a utility bill if you have no PPSN) and an email address, and you cannot register anything until the RTB has verified you. Notices and disputes use a different login: the RTB Service Centre at services.rtb.ie/gsp, where landlords and agents upload rent review, rent setting and termination notices and apply for mediation or adjudication. Checking whether a tenancy is registered, and searching the RTB Rent Register, need no login at all.

RTB landlord login: what landlords use the portal for

Landlords log in to the RTB's Tenancy Registration Account at portal.rtb.ie for three jobs. The first is registering each new tenancy within one month of its start date. The second is the annual renewal: every tenancy is registered again each year on the anniversary of its start date, at €40 per tenancy (€20 for Approved Housing Bodies), with late fees once that falls overdue. The third is keeping each record current, such as notifying a new rent within 1 month of it taking effect or ending a tenancy. Notices are separate: rent review, rent setting and termination notices go through the RTB Service Centre, and the RTB copy of a rent review notice or a notice of termination is due within 7 days of serving the tenant. Fees, deadlines and penalties are set out in our RTB registration guide. Before a rent review, work out the maximum increase with Rentalize's free RTB rent calculator, an independent tool that is not the RTB's own.

Many tenancies? Letting agents, property managers and landlords with a portfolio use Rentalize Core for one click RTB registration export and renewal tracking on every plan, with each tenancy's renewal date on a live compliance dashboard. You still file on rtb.ie; Rentalize prepares the export and tracks the dates. Book a demo to see it on your own tenancies.

The two RTB logins, and which one you need

Most "RTB login" confusion comes from one fact: the Residential Tenancies Board has two online systems, and each has its own account sign up and its own login. The Tenancy Registration Account at portal.rtb.ie holds your tenancy registrations. The RTB Service Centre at services.rtb.ie/gsp is where notices are submitted and dispute cases are opened and managed. The Service Centre has its own "Create an RTB Service Centre account" option and its own user name and password.

How to log in to your RTB registration account

Go to portal.rtb.ie and sign in with the same email address and password you used when you created your registration account. The RTB asks you to check that your "My profile" details are up to date before you start, because the registration forms are filled from them. From the account homepage you can choose "Create a new registration", open "Manage existing registrations" to see what is due, or use "Linking an Existing Registration" to bring an older tenancy into the account.

Two things catch people out at the payment step. If you pay by PayPal or by SEPA bank transfer, the portal logs you out and you need to log back in once the payment is complete. And a status of "Registration paid" does not yet mean the tenancy is registered: the RTB still checks the application before it moves to "Registered".

How to create an RTB online account

The account you create depends on who you are. Private landlords who let in their own name, and agents working as individuals, create an individual account. Companies create a company account. Approved Housing Bodies do not create their own.

Individual landlords and individual agents

Start at the RTB's Create an Individual Account page. You need your full name as it appears on your PPSN card or official ID, your PPS number and date of birth, and an email address, which becomes your login. If you have no PPSN, you upload a valid ID (passport, driving licence or national ID card) and a utility bill showing your address outside the Republic of Ireland. Your password must be at least 8 characters with an uppercase letter, a lowercase letter, a number and a special character. The RTB emails a verification link that is valid for 2 hours. You then add your phone number and address, choose at least one role, and complete the declaration. Verification takes up to 2 hours with a PPSN and up to 2 working days without one, and you cannot register a tenancy until it is done.

Company landlords and company agents

Use Create Company Account. You need the name of the person managing the account, the company's CRO number and an email address. The RTB verifies the company and sends a PIN, by post for CRO registered companies and by email for companies without a CRO number, and this can take up to 5 working days. The first time you sign in you enter the PIN and the company's correspondence address. A business name registered with the CRO that is not a separate legal entity uses an individual account instead.

Approved Housing Bodies, receivers and student accommodation

The RTB creates accounts for Approved Housing Bodies and links their registrations for them; an AHB requests its login details from [email protected]. Receivers create an individual or company account, choose "I do not have a PPS Number" and upload a letterhead document confirming the role. The RTB states that its online account system is not currently available to student specific accommodation providers.

What you can do once you are logged in

Register a new tenancy

Select "Create a new registration". The RTB describes 8 steps: registration details, landlord details, dwelling details, tenancy details, tenant details, adding roles such as an agent, a review, and the declaration. Have the Eircode ready, because the address cannot be changed once registered. You can save a draft and come back, but drafts are deleted after 60 days. Fees can be paid by credit card, debit card, PayPal, or SEPA bank transfer for payments under €4,000. When the tenancy is registered, the confirmation letter carries an RT number in the format RT-XXXX-XXXXXXXX and is also kept in the account's Documents section. The fees and deadlines themselves are covered in our RTB registration guide.

Complete your annual registration

Each tenancy must be registered again every year on the anniversary of its start date. Open "Manage existing registrations": any tenancy that is due shows the status "Pending Registration", and the "Next Registration Date" column shows when each one falls. Click "Register" beside the tenancy and the same 8 steps open with your earlier details already filled in. The RTB also sends reminders if your contact details are current: 30 days before the due date, on the due date, 5 days before the deadline runs out, and a late fee notice after it. You can complete the annual registration up to one calendar month after the due date; after that, late fees apply for each month it is late.

Update the rent, the tenants or end a tenancy

In "Manage Registrations", find the tenancy and select "View/Edit" to change details such as the rent or the tenants, or "End Tenancy" to close it. A change of rent must be notified within 1 month of the new rent taking effect. Updating is free while at least one original tenant remains. If you remove every original tenant, the registration ends and a new tenancy needs a new registration. A wrong tenancy start date cannot be fixed online; the RTB asks for a written correction to [email protected] or by post. Once you save an update online, a confirmation appears in the "My Messages" section of the account, and every landlord and tenant listed on the registration is told about the change.

Manage a portfolio of registrations

The Manage Registrations page shows one record per tenancy. You can filter by All, Expires soon, Payment due, Registered and Missed registrations, search by RT or draft number or by address, export selected records to a spreadsheet, and pay for several records in one transaction. Company and AHB account administrators can assign records to other users.

Notices and disputes: the RTB Service Centre

The RTB Service Centre is the RTB's platform "to access dispute resolution services or submit a notice". It offers four services: submit a notice (for landlords and agents only), submit a dispute case, manage existing dispute cases, and submit a Tenancy Data Sheet (for student specific accommodation providers only). It signs in with a user name and password, has its own "Forgot Password" link, and has its own account sign up.

Sending a notice copy to the RTB

The RTB's current guides tell landlords to upload notices through the Service Centre, or post them if that is not possible. A rent review notice is served on the tenant at least 90 days before the new rent takes effect, and the RTB's guide says the copy must be served on the RTB within 7 days. A rent setting notice goes to the RTB within one month of the tenancy start date. A notice of termination must reach the RTB within 7 days of the date of service, and the RTB says a notice that misses this is invalid. Check the figures with our rent increase calculator and rent review notice checker, and the notice periods in our notice of termination guide.

Easy to miss: uploading a rent review or rent setting notice to the Service Centre does not update your tenancy registration. The RTB says the landlord must still log in to the Tenancy Registration Account and change the rent there, within 1 month of the change.

Applying for mediation or adjudication

Dispute applications are made online through the Service Centre, or on the RTB's paper form by email to [email protected] or by post. Mediation is free and phone based. Adjudication costs €30, which can be paid online through the Service Centre, and links to adjudication hearings can be sent through your Service Centre account.

What you can do on rtb.ie without logging in

Several RTB tools are public, so you may not need an account at all for what you came to do.

  • Tenancy registration check: enter an Eircode or address and the result shows Found = Y or Found = N. Online registrations appear within 48 hours; paper applications take longer.
  • RTB Rent Register: where landlords find the three comparable rents a rent setting or rent review notice must include. Our guide to the RTB Rent Register explains how to pick them.
  • RTB Rent Calculator: the RTB's own tool for the maximum rent increase under national rent control.

Common RTB login problems, and what they usually mean

"My tenancy is not showing on my account"

Tenancies registered before you created your current account are not always linked to it automatically. Select "Linking an Existing Registration" on the homepage. Your surname and email address must match the registration you are linking; for a company account the CRO number must match, and only the main company account can link. You can link using up to 6 RT numbers, separated by commas with no spaces, or the five digit Account ID from your previous registration account. A record marked "Unmatched" needs more information, and the RTB will contact you once it finds it. Agents and landlords with many older tenancies can instead email the RTB's data linking spreadsheet to [email protected].

"I have signed up but cannot register anything"

Your account is probably still waiting for verification. The RTB says you cannot register tenancies until it has verified you: up to 2 hours with a PPSN, up to 2 working days without one, and up to 5 working days for a company, whose PIN arrives by post if it is CRO registered. Also check that the email verification link was used within its 2 hour window.

"I cannot remember my password"

Make sure you are on the right site first, because the Service Centre and the registration account each have their own sign up and their own login. The registration account signs in with your email address; the Service Centre login asks for a user name and shows a "Forgot Password" link. For the Tenancy Registration Account at portal.rtb.ie, the RTB's published guidance does not describe a reset process, so if you cannot get back in, contact the RTB directly using the details below and choose Tenancy Registration as the topic.

"My application says Unsuccessful" or "Incomplete"

"Incomplete" means the information was wrong or the payment failed, and the RTB will contact you. "Unsuccessful registration" means it was not fixed after that contact: the tenancy is not registered, the application cannot be edited, and you need to start a new one. "To be verified" means the RTB has found a registration it believes you may have missed.

Frequently asked questions

Where do I log in to the RTB?

Tenancy registrations are managed in the RTB's Tenancy Registration Account at portal.rtb.ie, where you sign in with the email address and password you used to create the account. Notices and dispute cases use a separate system, the RTB Service Centre at services.rtb.ie/gsp, which has its own account.

Is the PRTB login the same as the RTB login?

Yes. The Private Residential Tenancies Board (PRTB) was renamed the Residential Tenancies Board (RTB) from 7 April 2016, when Approved Housing Bodies came under its remit (RTB announcement). A PRTB login today means the same RTB online systems: portal.rtb.ie for registrations and services.rtb.ie/gsp for notices and disputes.

What do I need to create an RTB account?

For an individual account: your full name as on your PPSN card or official ID, your PPS number and date of birth, and an email address. Without a PPSN you upload a valid ID and a utility bill. A company account needs the name of the person managing it, the company's CRO number and an email address.

How long does RTB account verification take?

Up to 2 hours with a PPSN, up to 2 working days without one, and up to 5 working days for a company account. You cannot register a tenancy until the RTB has verified the account.

Why is my tenancy not showing in my RTB account?

It may be registered but not yet linked to your current account. Use "Linking an Existing Registration" on the account homepage with the RT number or your old five digit Account ID. Your surname and email, or your company's CRO number, must match the registration.

Do I send my rent review notice to the RTB through the registration account?

No. The RTB asks landlords to upload rent review notices through the RTB Service Centre, or post them if that is not possible. Uploading the notice does not update your registration, so you must also change the rent in your Tenancy Registration Account within 1 month.

Can Rentalize log me in to the RTB or reset my RTB password?

No. Rentalize is an independent property management software company and is not connected to the Residential Tenancies Board. Only the RTB can help with an RTB account. Its phone lines are open Monday to Friday, 9am to 5pm.

This is an independent guide, written for general information and checked against the RTB's published pages on 23 September 2026. It is not legal advice, and it is not produced by or for the Residential Tenancies Board. The RTB changes its systems and guidance from time to time, so confirm anything important on rtb.ie before you rely on it.

For letting agents and property managers

Many tenancies means many renewals

Every tenancy has its own RTB anniversary, so a book of tenancies means registrations falling due all through the year, each one a separate trip into the portal. Rentalize is property management software for landlords, letting agents and property management companies in Ireland and the UK. It includes one click RTB registration export and renewal tracking on every plan, and from the Growth plan the landlord portal shows each owner their rent reviews and RTB registration tracking. The same platform handles rent reviews and the rest of your landlord compliance.
