RTB Registration
Who must register a tenancy with the RTB, the fees and deadlines, and what late registration costs.
Learn more →Rentalize Core keeps every Irish tenancy you manage in line with the Residential Tenancies Board. It tracks each tenancy's annual RTB renewal date and builds a one-click RTB registration export that you complete on RTB.ie, drafts rent reviews under the 2026 national rent cap with live RTB Rent Register comparables, tracks Part 4 and notice periods, and alerts you when a property has no valid BER before it is let. It is built for letting agents, property management companies and landlords with larger portfolios, across Ireland and the UK.
RTB compliance software is the part of a property management system that keeps the records, dates and notices the Residential Tenancies Board requires for every tenancy you let or manage in Ireland. For a letting agent or property manager that means five recurring jobs: registering each tenancy within one month and renewing it every year on its anniversary, setting and reviewing rent inside the national cap, serving notices with the right notice period, sending the RTB its copy of a notice within 7 days, and holding the BER, safety and deposit evidence the rules depend on. Done in a spreadsheet, each of those is a date someone has to remember, across every tenancy and every landlord.
In Rentalize Core these jobs sit in the compliance engine, which is on every plan, Essential included. The RTB registration data is built from the tenancy record into a one-click RTB1-format export with renewal tracking. Rent reviews are drafted with live RTB Rent Register comparables and the 2026 rent cap calculator. Part 4 rights and notice periods are tracked per tenancy, an alert is raised when a property has no valid BER before it is let, and a compliance RAG score with an audit trail shows where every property stands.
A short summary of the current rules for private tenancies, not legal advice. Each one is a dated obligation that RTB compliance software should track for you.
Each tenancy must be registered with the RTB within one month of its start date and re-registered every year within one month of the anniversary of that date. There is no single national deadline. The fee is €40 per tenancy per year (€20 for approved housing bodies), a late registration adds €10 for each month or part month, and not registering can lead to a criminal fine of up to €5,000 or a civil sanction of up to €15,000 per tenancy. Full guide: RTB registration.
When the rent is set at the start of a new tenancy, the rent setting details go to the RTB within one month of the start date. A landlord who misses this can be served a notice by the RTB, and failing to comply with that notice is an offence.
Since 1 March 2026, when Rent Pressure Zones ended, every private tenancy in Ireland is covered by one national cap: rent can rise once in any 12 month period, and not in the first 12 months of a tenancy, by the lower of CPI inflation or 2% a year since the rent was last set. Qualifying new apartments and student-specific accommodation follow CPI with no 2% ceiling. The notice gives 90 days and includes three comparable rents from the RTB Rent Register. Work out the figure from the official CPI index numbers with the RTB rent calculator.
From 14 September 2026, the RTB must receive its copy of a rent review notice and of a notice of termination within 7 days of the date the notice was served on the tenant. Until then the copy was due the same day. A late rent review copy means the new rent does not take effect. A late termination copy makes the notice invalid. See the fixed payment notice rules from 14 September 2026.
Notice periods run from 90 days for a tenancy under six months to 224 days for one over eight years. Tenancies created from 1 March 2026 are six-year Tenancies of Minimum Duration, and a tenant gains security of tenure after six continuous months. Larger landlords, with four or more tenancies or a company, can no longer end a tenancy simply to sell. Details: notice of termination and Part 4 tenancies.
A deposit can be no more than one month's rent, and no more than one month's rent can be taken in advance. A BER certificate must be in place before a home is advertised or let, and the home must meet the minimum standards for rented houses (S.I. No. 137 of 2019). Gas, electrical and fire safety records are the evidence you will be asked for when something goes wrong.

The compliance engine works from the tenancy record you already keep, so a date is never typed in twice. When a tenancy starts, its RTB registration data and renewal date come from the same record that holds the lease, the rent and the deposit. When a rent review falls due, the cap is worked out, the notice is drafted with live RTB Rent Register comparables and the review is logged against the tenancy. Part 4 rights and notice periods are tracked automatically. Certificates are monitored daily, and an alert is raised when a property has no valid BER before it is let. Everything feeds a live compliance dashboard with a red, amber and green score per property and a full audit trail, so a landlord, an auditor or the RTB can see what was done and when. Talia, the AI assistant, works over the same data: ask which tenancies are due for renewal this month and it drafts the emails and creates the tasks, under permission modes with a full AI audit trail.

All plansThe rule most likely to catch out a busy agency is also the newest. A rent review notice and a notice of termination each go to the tenant first, and then the RTB must receive its own copy within 7 days of the date the tenant was served. The Housing and Residential Tenancies (Miscellaneous Provisions) Act 2026 replaced the old same-day requirement with the 7-day window from 14 September 2026. The window is short enough to miss when a notice is served on a Friday and the person who served it is on leave the following week. And the two notices fail in different ways, which matters when you are deciding what to do next. In practice the safest habit is to send the RTB copy the same day the tenant is served, and to keep the notice, the date it was served and the copy together on the tenancy record. Rentalize tracks the notice period on every tenancy and keeps the review and its audit trail against it. You send the copy to the RTB.
The new rent does not take effect, however correct the figure is. The safe course is a fresh notice, which runs its own 90 day period. The RTB can also serve a compliance notice, and not complying with it is an offence. More: rent review notice checker.
The notice is invalid. The tenancy continues, and a new notice with the full notice period has to be served. For a landlord ending a tenancy for rent arrears, that restarts a process that already took weeks. More: notice of termination.
Ask these of every option on your shortlist, ours included, and ask to see the answer on screen.
A reminder is not the same as the registration data. Rentalize builds an RTB1-format registration export from the tenancy record and tracks every renewal date, and you complete the registration on RTB.ie. Ask every vendor which of those steps its software does, and which are left to you.
The cap is the lower of CPI or 2% a year since the rent was last set, not a flat 2%. Rentalize applies the 2026 national rent cap calculator and drafts the review with live RTB Rent Register comparables.
Look for rules the system enforces, not just fields it stores. Rentalize enforces the deposit and advance-rent caps, alerts you when a property has no valid BER before it is let, and tracks Part 4 notice periods, on every plan.
Agents answer the same questions from owners every week. In Rentalize the landlord portal shows rent reviews and RTB registration tracking to each owner, from the Growth plan.
Check that compliance is in the plan you are quoted, not priced separately. In Rentalize the whole compliance engine is on all four plans, from Essential at €199 a month, and the price per property falls as the portfolio grows.

Rentalize Core is built for organisations managing roughly 50 to 5,000 units in Ireland and the UK, where RTB compliance is a weekly operational job rather than a once-a-year chore. At that size the risk is volume: dozens of registration anniversaries a month, rent reviews falling due across many landlords, and notices served by several people. A letting agent needs every owner's tenancies on one compliance diary and a record that shows the agency did its part. A property management company needs the same across buildings and blocks. Approved housing bodies have been under the RTB since 2016 and pay the €20 registration fee, and they use the same registration, rent review and certificate tracking. Individual landlords with a handful of homes have simpler needs, and our landlord software page covers that end of the market. If you also let property in the UK, the same platform runs Renters' Rights Act compliance for England.
One compliance diary across every landlord you act for, with registration exports, rent reviews and certificate expiry in one place. Client money accounts, with an Accountant's Report pack for each S.I. 199/2012 half-year, are on Growth and above. See letting agent software.
Compliance by building and by unit, with a RAG score per property and Irish compliance and RTB reporting for boards and owners. See property management companies.
The same RTB registration, rent review, Part 4 and certificate tracking for approved housing bodies, with case management on Professional and above. See approved housing bodies.
RTB compliance is not a separate licence in Rentalize. The whole compliance engine, including the RTB registration export, rent reviews, Part 4 tracking and BER alerts, is included on all four Rentalize Core plans. Essential covers 25 properties and 3 staff accounts. Growth covers 100 properties and 10 staff, and adds the landlord portal and client-money accounts. Professional covers 500 properties and 40 staff, and adds case management with a statutory notice log. Enterprise is priced to your portfolio with no property or staff limits. Extra properties above each allowance are charged per property, so the cost per property falls as the portfolio grows, and paying annually gives two months free. The pricing page has the full breakdown in euro and sterling.

RTB compliance software keeps the records, dates and notices the Residential Tenancies Board requires for every tenancy you let or manage in Ireland: registration within one month and renewal every year on the anniversary, rent reviews inside the national cap, notices with the right notice period, and the copies the RTB must receive within 7 days. In Rentalize Core it is part of the compliance engine on every plan, with a one-click RTB registration export and renewal tracking, rent reviews with live RTB Rent Register comparables, Part 4 tracking and alerts when a property has no valid BER before it is let.
No. Rentalize builds a one-click RTB registration export in RTB1 format from the tenancy record and tracks each tenancy's renewal date, so the data is checked and ready when it is due. You or your team then complete the registration on RTB.ie under your own RTB account, which keeps the account and the legal responsibility where the law puts them.
Within one month of the tenancy starting, and then every year within one month of the anniversary of the start date. There is no single national deadline. The fee is €40 per tenancy per year (€20 for approved housing bodies), a late registration adds €10 for each month or part month, and not registering can lead to a criminal fine of up to €5,000 or a civil sanction of up to €15,000 per tenancy.
Once in any 12 month period, and not in the first 12 months of a tenancy, by the lower of CPI inflation or 2% a year since the rent was last set. The cap has covered every private tenancy in the country since 1 March 2026, when Rent Pressure Zones ended. Qualifying new apartments and student-specific accommodation follow CPI with no 2% ceiling. The notice gives 90 days and includes three comparable rents from the RTB Rent Register.
7 days. Since 14 September 2026, the RTB must receive its copy of a rent review notice and of a notice of termination within 7 days of the date the notice was served on the tenant, under the Housing and Residential Tenancies (Miscellaneous Provisions) Act 2026. Before that date the copy was due the same day. A late rent review copy means the new rent does not take effect. A late termination copy makes the notice invalid.
Yes. The RTB registration export and renewal tracking, rent reviews and the 2026 rent cap calculator, Part 4 and notice-period tracking, alerts when a property has no valid BER before it is let, deposit cap enforcement and the compliance dashboard are on all four Rentalize Core plans, from Essential at €199 or £169 a month. The landlord portal, where owners see rent reviews and RTB registration tracking, starts on Growth, and case management with a statutory notice log starts on Professional.
Yes. Rentalize is property management software for Ireland and the UK. Irish and UK regulatory thresholds are configurable, so an Irish tenancy follows the RTB rules and, in England, Rentalize creates private tenancies as assured periodic tenancies and checks a Section 13 rent increase for the two-month notice, from the same system and the same compliance dashboard. Dedicated Renters' Rights Act workflows, including the Information Sheet, pet requests and PRS Database registration, are on the roadmap.
We will walk through renewal tracking, the RTB registration export, a rent review under the 2026 cap and the compliance dashboard on a portfolio like yours.
